Where can you find MY LISTINGS on the INTERNET?

My listings are marketed thru these web sites listed below but it does depend on if the property criteria matches that criteria that is designed by the web site portal...you will not find Belding Area Real Estate under Greenville-Homes.com.  There are also additional web site portals when I list properties outside of my general market territory but within the State of Michigan.

Newspaper, magazine and other paper "print" media is NOT where Buyers look for Real Estate!
Think about it...where do you conveniently go to find detailed information on "just about anything" you are looking for??

THE INTERNET!


· PRINT ADS vs. INTERNET ·

A paper ad or print ad is limited in its features, is limited to a market where the media is circulated and it is unknown on how many people actually see it!  With specific internet sites, I can tell you how many times your property has been "put in front of" potential Buyers!  The higher number of potential Buyers see your property, the higher the odds are your property sells quicker and for a higher price!

Internet Marketing is virtually unlimited on features: unlimited text, full color photos of interior and exteriors of the property, slide shows, virtual tours, printable custom  property brochures, street and aerial maps, local information to where the property is located, financial calculators to pre-qualify and calculate mortgage payments, information and credentials with client testimonials of the agent you may want to do your business with...and if you want more...you email me with other specific questions and you should have a reply within 24 hours if not a couple of hours.  If you know the specific address of the property for sale, you can type that into a search engine (Yahoo, Google, others) and quickly find the complete list of information to that specific property!

Today's Buyers of Real Estate...homeowners, investors, business people and such are not just from the neighborhood anymore...the "neighborhood is now an  e-neighborhood" stretching from state to state, across the country and around the world!  Can the paper ad provide all this?  Today, many real estate ads are promoting a website for you to find this information...the portal to "where the information is"...on the WEB!

So do I still use paper media advertising?
Yes, but on a limited basis...primarily promoting the web site portals of where you can find the full menus of information!  At my discretion, periodic display and classified ads in the:
¨ Local Daily New, Shoppers Guides and Circulars
¨ Grand Rapids Press...small display ads and/or classified section under more specific headings.
¨ Select Real Estate Magazines
    (ie: The 2008 Real Estate Monthly with a cover ad  directing buyers to RealEstate-MI.com for property details!)

· OPEN HOUSES ·

Where do Buyers find a Complete List of OPEN HOUSES?  On the INTERNET with opportunity to map out, plan and print the information to view numerous Open Houses of their choice for that afternoon or evening! Actual Open Houses are at the agents discretion...with the advent of the Internet - your property is OPEN virtually 24 hours a day, 7 days a week due to all the information that is available on-line (full color pictures and brochures, slide shows, virtual tours, maps, etc.

· YARD SIGNS ·

Yard Signs are an effective and important way a large number of Buyer first locate a property...such as driving thru an area seeing the sign, but this may be the end result of that Buyer printing off the information of that property via the internet.  Or it could be the starting point of the interest with the end being a potential Buyer looking at your property's information on the internet as our signs include the Real Estate web site to find this property's information at!

· The MLS - MULTIPLE LIST SERVICE ·

The MLS - Multiple List Service is still a primary factor where Real Estate is marketed.  This is where Buyer's Agent's...
(Agent's hired to work on a that Buyers behalf to find a particular property and to represent their interest in purchasing that property)
will find most of their client's leads. But now, all potential Buyer's can look on-line thru a public portal to this information on the MLS.  With the addition of reciprocal agreements between specific MLS's, it is now possible for agents from adjoining MLS's to have easy access to real estate listing information to areas that they generally did not have access to...more agents having access to your property's information increase's the odds for a quicker sale at a higher price due to an increase in the number of potential Buyers!  That paper ad will not give you this as the ad again is limited to a circulation area and paper ads are not a Buyer's Agents highest source of leads for their clients!

· OTHER Promotional Avenues ·

Vehicle Advertising of RealEstate-MI.com and local Cable Real Estate TV generally promoting RealEstate-MI.com, eMail marketing campaigns, neighborhood door hangers.


So why use the Internet to Market Real Estate??
